Job Description
Citra Living Limited is the Group’s Private Rental Subsidiary. Its purpose is to Help Britain Prosper through improving access to good quality, affordable rental homes across the UK whilst delivering diverse and sustainable financial return to Group. The intention is to work with leading house builders, and other participants, through strategic partnerships to identify sites and support the building of additional housing, with Citra Living buying the rental element of these new developments and then letting the properties to customers.
Our brand-new team is looking for a Property and Mobilisation Manager where you’ll support the Head of Region in mobilising numerous Build to Rent (BTR) developments. If you're looking for a new challenge, then look no further, this role will co-ordinate both new BTR opportunities along with stabilised assets from the initial stages, including review of plans, unit types, dealing with various completion dates, amenity and costs. You'll also manage the various stages of projects to ensure they are progressed in a timely manner, meeting financial and internal KPIs to ensure assets are operationally set up.
This role is based in the North Central region to enable travel from site to site as and when the hub develops and grows.
What are the activities you'll be involved in?
  • Be the first point of contact for Citra’s customers (residents)
  • Be a real contributing member of the team responsible for customers – supporting the development customer propositions and experiences which make renting through Citra a fantastic experience
  • Support the mobilise new Citra developments from initial stages through to launch
  • Engage with key stakeholders to ensure all mobilisation actions are completed within the agreed timeframes
  • Gather data in order to verify cost and put relevant maintenance contracts in place
  • Ensure all required information is collated both before and at the point of handover to ensure schemes can be effectively managed
  • Attend regular meetings with internal and external stakeholders during mobilisation stage and during transition stage
  • Ensure all sites have essential documentation from day one to enable them to be advertised via Rightmove etc within he relevant timescales
  • Supporting the compilation of asset registers, reviewing O&Ms, ensuring all relevant certification and warranty information is saved on the Citra’s Property Management System,
  • Ensure processes are put in place for ongoing management and facilitate training with on site staff where necessary
  • Highlight any issues or risks which may impact the successful delivery of the project
  • You'll:
    • Problem solve on behalf of residents
    • Deal with repairs and maintenance queries
    • Interact with the developer’s customer care department about defects
    • Interact with residents and trades to organise repairs
    • Carry out viewings
    • Prepare tenancy agreements
    • Manage the referencing of applicants
Our ideal Letting and Property Operations Manager will be able to demonstrate the following skills and experience:
  • Property management, lettings and customer service experience
  • Property mobilisation experience
  • Hands on attitude to helping build and develop our offering
  • Experience in managing multiple projects with conflicting deadlines
  • Attention to detail
  • An ability to engage with others at all levels easily through excellent written and verbal communication skills
  • Understanding of Landlord & Tenant legislation
  • Understanding of Health & Safety legislation
  • Desirable IRPM/NFOPP qualification
