Position Overview & Specifications

Position: Estates Caretaker

Salary: £ 21,819.44

Location: Manor Row, Bradford

Hours: 37 hours per week (Monday to Friday 8.30 to 4.30 pm)

Period of Contract: Permanent position

Job Purpose
To carry out high-quality cleaning, gardening and general grounds maintenance services to the Association’s Schemes and Estates.

  • Key Objectives

To undertake regular inspections of common areas, including stairways, external pathways, garden areas, and amenity areas and to report findings.To remove rubbish/ discarded items or to arrange removal of large accumulations of rubbish from common areas, gardens etc. as well as involvement in the removal of discarded items/personal effects from vacant properties and to arrange for their subsequent disposal or storage immediately.

  • To be involved in the tidying of vacant property gardens, hedges and trees, both prior to allocation and during periods of non-occupation.
  • To carry out internal cleaning of low-rise blocks.
  • To carry out grass cutting to MHA open public spaces.
  • To carry out fire alarm tests on communal blocks.
  • To carry out Legionella testing at Bank House and other communal blocks where required.
  • To respond to requests for the removal of fly-tipping, graffiti sited, and accumulations of rubbish from communal areas on Manningham Housing Association Estates.
  • To report any issues regarding the security of properties, and to report any major repairs that may need urgent attention, i.e. bursts, leaks, etc.
  • To report issues or complaints relating to breach of tenancy and anti-social behaviour in accordance with the organisation’s procedures.
  • To assist in estate clean-up, and grounds maintenance initiatives with Tenants and Residents.
  • To conduct a programme of weed-spraying of hard-landscaped areas and grassed areas, where appropriate.
  • To maintain Hedges & Trees located in Manningham’s Communal areas and carry out crowning where required.
  • During periods of inclement weather be involved in the removal of snow and application of salt/grit on designated areas adjacent to Manningham’s Sheltered Schemes, and other areas where required.
  • Responsible for conducting daily vehicle checks; water, oil, tyre pressures and condition to ensure roadworthiness and reporting any problems to the Senior Estates Caretaker or in their absence the Housing Services Manager.
  • To carry out such other duties as the Senior Estates Caretaker may reasonably request.
